Recommendation
Adopt a Resolution authorizing the President of the Board of Supervisors to execute a Second Amendment to Lease with Professional Peninsula Properties for office space at 625 Miramontes Avenue, Half Moon Bay.

Background
The County has been leasing 2,400 square feet of office space since 1977 in the former Hatch Building at 625 Miramontes Avenue in Half Moon Bay for offices of the Public Health Division and the University of California Cooperative Extension Office. Our present lease with the owner expires on December 31, 2001.

Discussion
A Second Amendment has been negotiated with Professional Peninsula Properties. The term is for one year commencing on January 1, 2002 and expiring on December 31, 2002. The rent will increase by $879.00 per month from $3,921 to $4,800 per month which is considered to be fair market rent.

The Director of Environmental Services concurs in this recommendation. County Counsel has reviewed and approved the Second Amendment as to form.

Fiscal Impact
The Environmental Services Agency has sufficient money budgeted for the current fiscal year.
