Sale of Surplus Real Property to the Coastside Infant/Toddler Center, Half Moon Bay

 

Recommendation
Adopt a Resolution authorizing the President of the Board of Supervisors to:

1.

Execute a Purchase and Sale Agreement.

2.

Execute a Grant Deed in favor of the Coastside Infant/Toddler Center.

3.

Authorize the Assistant County Manager to sign all additional documents required in connection with this sale.

 

Background
The property is located near the corner of Cabrillo Highway, State Route #1 and Redondo Beach Road in Half Moon Bay and consists of 1.54 acres. Most of the property was acquired in 1945 with additional acquisitions in 1963-64. The property was used as a Public Works corporation yard until the existing corporation yard was constructed in the early 1980's. Since 1992 the property has been leased to the Coastside Infant/Toddler Center.

 

On May 2, 2000 the Board approved a Lease with the Coastside/Infant Toddler Center which contained an option for the Center to purchase the property. The Center has exercised its option, and executed the Purchase and Sale Agreement as set forth in the lease. The option included only the portion of the total site which was developed as a child care center. This action by the Board finalizes transfer of the 50,000 square foot site to the Infant/Toddler Center.

 

Discussion
The purchase price as provided in the Lease Agreement consists of $126,600 for the land and $7,353 for the sewer connection for a total of $133,953.00. The buyer will pay for all closing and recording costs.

 

The County will retain approximately 17,082 square feet of the site. The portion consists of 6 lots located on the corner of Cabrillo Highway & Redondo Beach Road. The Coastside/Infant Toddler Center option did not include this portion of the site.

 

Fiscal Impact
The proceeds will be deposited into the Road Fund.
