Increase in Contract Authorization - Accessibility Modifications, Election Registration Building, 40 Tower Road, San Mateo Area (Project No. P2T06)

 

Recommendation

Adopt a resolution authorizing an increase of $12,000 in the Not-to- Exceed payment limit for contract costs for the accessibility modifications (ADA) at the Election Registration Building.

 

Previous Board Action

Awarded a contract for building and site accessibility modifications at the Election Registration Building.

 

Key Facts

1.

The original contract had a Not-to-Exceed limit of $155,000, which we believe would have covered normal contract changes above the low bid of $141,210.

   

2.

We believe the Not-to-Exceed limit will be exceeded as additional work is necessary to repair/replace subfloor or wall framing and to relocate building systems that were exposed as part of the bathroom reconstruction that is part of the project.

 

Discussion

The accessibility improvement work at the Election Registration Building concentrates on parking, path of travel to the building, access to interior offices, public counter modifications, restroom accessibility and complete upgrading of the existing bathrooms as they have reached the end of there serviceable life.

 

It was determined after the bathroom demolition work that the existing framing and sub floor needed to be replaced, additional hangers and bracing for the existing fire protection piping needed to be added and electrical and ventilation systems needed to be relocated prior to proceeding with the replacement of new finishes and accessories.

 

Fiscal Impact

We estimate that this work will increase the original Not-to-Exceed amount from $155,000 to $167,000. Sufficient funds were transferred from the Assessor-County Clerk-Recorder Appropriation to the Capital Projects Budget in 2000-01 to finance this work.

 

There is no additional impact to the General Fund.

 

A form of resolution has been approved by County Counsel.
