San Mateo County Hall of Justice Renovations

Recommendation

Adopt the Resolution authorizing execution of Notices of Completion for Trade Contractors for renovations to the 1st, 3rd and 6th. Floors of the Hall of Justice, 400 County Center, Redwood City and order the filing of Notices of Completion in the usual manner.

 

Background

On February 15, 2000, by Resolution # 63409, the Board of Supervisors awarded multiple trade contracts for renovations to the Hall of Justice and assigned these contracts to Turner Construction Co., the project Construction Manager. Renovations to the Board of Supervisors' Hearing Room, District Attorney's Office and new construction for the County Counsel's Office and Family Court Services were completed on May 3, 2001.

 

Discussion

The Contractors for the attached list of Bid Packages have completed their work on this project in accordance with the Plans and Specifications and the terms of their original bid furnished to and approved by the County.

Fiscal Impact

The filing of the Notice of Completion starts the 30-day lien period. When it is concluded, subcontractors, suppliers and workers can no longer file Stop Notices requesting that the project funds be withheld to settle claims against the Trade Contractor. At that time, provided no Stop Notices have been filed and there is no other reason to withhold funds, the Construction Manager shall release the final retention payments. There is no other fiscal impact related to this action.
