First Amendment To Lease for the Use of Office Space for the Sheriff's Substation in North Fair Oaks. (Lease No. 1213)

 

Recommendation

Adopt a Resolution authorizing the President of the Board of Supervisors to execute a First Amendment To Lease with Furneri Family Partnership for office space at 3123 Middlefield Road, Redwood City.

 

Background

Since 1997, the Sheriff's Office has operated a substation at 3121 Middlefield Road in Redwood City. Due to the expansion of the community outreach program additional space is needed. The First Amendment to Lease provides for an additional 912 square feet, which will be used as a community meeting room and office for the program.

 

Discussion

A First Amendment To Lease has been negotiated with the Furneri Family Partnership and is summarized as follows:

1. The premises will increase by 912 square feet.

2. The monthly rental will increase by $1,483.13 from $1,513.81 to $2,996.94 which is considered to be fair market rent.

3. The term shall be extended through May 31, 2007.

4. The Landlord will at its sole expense improve the premises in accordance with the

construction documents.

 

The Sheriff concurs in this recommendation. County Counsel has reviewed and approved the First Amendment To Lease as to form.

 

Vision Alignment

The First Amendment keeps the commitment of responsive, effective and collaborative government and goal number 22: County and local governments effectively communicate, collaborate and develop strategic approaches to issues affecting the entire County. The amendment contributes to this commitment and goal 22 by providing the expansion space needed for the community outreach program.

 

Fiscal Impact

Funds for the increase in monthly rent have been budgeted through increased grant funding.
