Acceptance of the Final Map and Dedication of Public Utility Easements and Emergency Vehicle Access Easement - Condition of Approval of Emerald Hills Estates - Subdivision PLN2000-00033 - 1055 Wilmington Way - Emerald Lake Hills, Redwood City Area

 

Recommendation

A.

Adopt resolution:

   
 

1.

Approving the Final Map for Subdivision PLN 2000-00033 (Final Map); and

   
 

2.

Accepting the offer of dedication of Public Utility Easements and an Emergency Vehicle Access Easement as shown on said Final Map.

   

B.

Direct the Clerk of the Board to execute the appropriate certificate on the Final Map and to file the map for record.

 

Key Facts

1.

The Final Map has been checked and is in conformance with applicable State statutes.

 

2.

The Subdivision Ordinance requires subdividers to dedicate necessary right-of-ways or easements.

 

3.

The offer of dedication of the easements is in conformance with the Subdivision Ordinance.

 

Vision Alignment

We believe our recommendation is consistent with the Shared Commitment to "Ensure Basic Health and Safety for All" as the lots created by the subdivision map conform to the applicable size and dimensions approved for the Emerald Lake Hills area and the easements will insure that utilities can be provided to each parcel and that access is available to the properties by emergency vehicles.

 

Fiscal Impact

The County has no financial obligation as a result of accepting the easements for public use. The General Fund will receive additional revenue from property taxes levied on the property as homes are developed and property values increase.

 

A form of resolution has been approved by County Counsel.
