Third Lease Amendment for Office Space at 264 Harbor Boulevard, Belmont, for the Human Services Agency. (Lease No. 1185)

 

Recommendation

Adopt a Resolution authorizing the President of the Board of Supervisors to execute a Third Lease Amendment with Harbor Belmont Associates for office space at 264 Harbor Boulevard, Belmont, California.

 

Background

On June 25, 2002, this Board adopted Resolution No. 65402 adopting Plans and Specifications and calling for sealed proposals for the Seismic Retrofit of the 5th Floor of the San Mateo County Hall of Justice and Records. During the retrofit project, it was determined that the Probation Department would need to temporarily relocate its offices. The project was estimated to take approximately six months.

A short-term lease was negotiated for the temporary space at 264 Harbor Park in Belmont. Although the relocation was anticipated to be for approximately six months, the agreement was negotiated with the Landlord for a term of up to twelve months in order to accommodate unanticipated delays.

 

Discussion

The current lease for this space expires on August 31, 2003. Renovation of the fifth floor of the Hall of Justice, and installation of new telephone and data equipment, will be adequately complete for the Probation Department to return to the building in September.

A Third Lease Amendment has been negotiated extending the term of the agreement through September 30, 2003.

The Director of the Probation Dept. concurs in this recommendation. County Counsel has reviewed and approved the Third Lease Amendment as to form.

 

Vision Alignment

The proposed amendment contributes to keeping the commitment of ensuring basic health and safety for all, and addresses goal number 7, to "maintain and enhance the public safety of all residents and visitors". The temporary relocation provides a safe and healthy work environment for County staff and while work is completed that will enhance the long-term safety of all who use the Hall of Justice and Records.

 

Fiscal Impact

The rent of $34,500 for the additional month will be paid from Probation Department and Non-Departmental Reserves.
