SUBJECT:

First Lease Amendment with the Joseph and Joy N. Venosa Trust for Office Space for the AIDS Program at 1048 El Camino Real, Redwood City, California (Lease No. 1237)

 

RECOMMENDATION:

Adopt a Resolution authorizing the First Lease Amendment with the Joseph and Joy N. Venosa Trust to extend the term of the Lease for three years through January 31, 2008, and authorizing the County Manager, or designee, to exercise an option to extend the term for one additional year on the same terms and conditions.

The Amendment contributes to this goal by providing AIDS prevention services for the public benefit.

 

Performance Measure(s):

The current rental rate for the facility is $1.78 per square foot per month, which compares favorably with the Countywide average asking rate of $2.14.

 

BACKGROUND:

The County’s Public Health Division has maintained the AIDS Program prevention services office in Redwood City since January 2000. The lease is scheduled to expire January 31, 2005. The Public Health Division has requested an extension of the lease term for three additional years through January 31, 2008.

 

DISCUSSION:

The First Lease Amendment extends the term of the Lease of the 850 square foot premises through January 31, 2008, and includes an option to renew for an additional one-year term under the same terms and conditions as the original lease. The current monthly rent of $1,512.00 ($1.78 per square foot) will increase on February 1, 2005, and annually thereafter, by an amount equal to the proportionate increase in the Consumer Price Index.

 

FISCAL IMPACT:

There is no net County cost. The annual rent of approximately $18,700.00 and the cost of program staff are available from the State Master Grant Agreement, the Center for Substance Abuse and Treatment, and the Ryan White CARE Act.
