Dedication of a Roadway Easement and Public Utility Easement – Condition of Approval of Subdivision PLN 2000-00765 – 3028 Oak Knoll Drive, Redwood City Area

 

Recommendation

Adopt a resolution:

 
 

1.

accepting the offer of

 
   

a)

a five foot easement for roadway purposes along Oak Knoll Drive, County Road No. 58-B; and

 
   

b)

a public utility easement;

 
 

2.

approving the parcel map; and

 
 

3.

directing the Clerk of the Board to execute the appropriate certificate on the parcel map and to file the map for record.

Your Board accepting the offer of dedication and approving the parcel map will allow the map to be recorded in conformance with the County’s subdivision ordinance.

 

Background

The County Subdivision Ordinance (Section 3.4) requires subdividers to dedicate public easements and rights-of-way when necessary to provide services to the parcels that are being created, or to adjacent property.

 

Discussion

The existing road right-of-way on the northerly side of Oak Knoll Drive fronting the parcel that is proposed for subdivision is twenty (20) feet, while the existing right-of-way, both westerly and easterly of this parcel, is twenty-five (25) feet. A five (5) foot dedication for roadway purposes is proposed to provide a continuous twenty-five (25) foot right-of-way in this area.

 

The proposed subdivision creates four lots, three of which do not have direct frontage onto Oak Knoll Drive. The proposed public utilities easement provides an area where the various utility facilities - sewer, gas, water, phone, etc. - can be installed to serve these parcels.

 

Both the roadway easement and the public utilities easement have been offered for dedication on the proposed parcel map.

 

The parcel map has been reviewed and checked and we are recommending that it also be approved.

 

A resolution has been approved as to form by County Counsel.

 

Fiscal Impact

The County has no financial obligation as a result of accepting the easements on behalf of the public or approving the parcel map.
