SUBJECT:

First Lease Amendment extending the term of the lease of a portion of the building at 1390 El Camino Real, San Carlos for use by the Probation Department, and authorizing the County Manager or designee to accept or execute on behalf of the County, any and all amendments, options, notices, consents, approvals, terminations and documents in connection with the Amendment and the Lease. (Lease No. 1261)

 

RECOMMENDATION:

Adopt a Resolution authorizing the First Lease Amendment to extend the term of the lease of a portion of the building at 1390 El Camino Real, San Carlos, for one additional year, with two (2) one-year options to further extend the term, and authorizing the County Manager or designee to accept or execute on behalf of the County, any and all amendments, options, notices, consents, approvals, terminations and documents in connection with the Amendment and the Lease.

PERFORMANCE MEASURES:

The current rental rate for the facility is $1.70 per square foot per month, which compares favorably with the Countywide average asking rate of $2.11.

BACKGROUND:

Since June of 2002, the Probation Department has been leasing the first floor of 1390 El Camino for a program that provides counseling and an alternative classroom setting to high school students who are considered to be at risk in their current classroom and/or home environment.

 

DISCUSSION:

The First Lease Amendment extends the term of the Lease of the 4,000 square foot premises through June 30, 2006, and includes two (2) additional one (1) year options to renew under the same terms and conditions as the original lease. The current monthly rent of $6,800 ($1.70 per square foot) will remain the same throughout the initial extended term and any option period.

 

The Director of the Probation Department concurs with this recommendation.

 

FISCAL IMPACT:

There is no fiscal impact on the General Fund. The rent for this facility is 100% funded by a State grant.
