SUBJECT:

First Lease Amendment increasing the area of the Premises under the lease of a portion of the building at 150 W. 20th Street, San Mateo for use by the Health Department, and to correspondingly modify the rent, and authorizing the County Manager or his designee to accept or execute on behalf of the County, any and all amendments, options, notices, consents, approvals, terminations and documents in connection with the Amendment and the Lease. (Lease No. 1256).

 

RECOMMENDATION:

Adopt a Resolution authorizing the First Lease Amendment to increase the area of the Premises of the lease of a portion of the building at 150 W. 20th Street, San Mateo, for use by the Health Department and to correspondingly modify the rent, and authorizing the County Manager or his designee to accept or execute on behalf of the County, any and all amendments, options, notices, consents, approvals, terminations and documents in connection with the Amendment and the Lease.

PERFORMANCE MEASURES:

The rental rate for the additional area in the facility is $1.35 per square foot per month, which compares favorably with the Countywide average asking rate of $2.11.

BACKGROUND:

Since March of 2002, the Health Department has leased a portion of the first floor of 150 W. 20th Street for the use of Public Health and Mental Health staff.

 

DISCUSSION:

The First Lease Amendment increases the area of the Premises by 5,838 square feet at an additional monthly cost of $7,880. The Amendment goes into effect upon Board approval. The current rent for the Premises of $24,384 is adjusted annually. The rent for the area added by this Amendment is fixed at $1.35 per square foot for the balance of the term, which expires June 30, 2007. In addition to the rent, the County pays its share of the cost of utilities provided to the Premises.

 

The additional space will be used for the clients of the Partners for Safe and Healthy Children (PSHC), a collaboration between the Health Department and the Human Services Agency. The PSHC is a systematic, coordinated, and integrated approach to providing high risk and vulnerable young children and their families with public health and behavioral health assessment, case management and treatment services.

 

The Director of the Health Department concurs with this recommendation.

 

FISCAL IMPACT:

There is no net county cost associated with the increase in rental space.
