SUBJECT:

Lease agreement with D & D Real Estate for a portion of the office building known as Suite A at 601 Allerton Street, Redwood City for the Probation Department’s Own Recognizance (OR) Program.

 

RECOMMENDATION:

Adopt a resolution authorizing the Board President to execute a Lease Agreement for a portion of the building at 601 Allerton Street, Redwood City, and authorizing the County Manager or his designee to execute notices and amendments associated with the lease.

The negotiated rate compares favorably with the average asking rate for the County of San Mateo market area.

 

BACKGROUND:

The OR Program has been located at 303 Bradford Street under a leased approved in 2002. The building owner is about to undertake an extensive renovation of the property and it is necessary to relocate the OR Program.

 

DISCUSSION:

The proposed ten-year lease of approximately 4,528 rentable square feet of professional office space provides a convenient location for the Program. The building also offers a space of ideal size for the staff and new tenant improvements are to be constructed for the needs of the Program. A market rate of $7,924 per month (flat for five years) or approximately $1.75 per square foot has been negotiated for the space and the Probation Department has approved the terms. Should the Program no longer need the space during the ten-year lease term the proximity of the building would also allow for easy re-use by another County program.

 

FISCAL IMPACT:

The proposed lease payment is an increase of 10% over the current rent amount but the space will be 25% larger and have improved facilities for staff and clients and it will also provide for improved security, as well. The Probation Department has adequate funds for the new rental amount.
