Acceptance of the Final Map and Dedication of Public Utility Easements – Condition of Approval of Subdivision PLN 2000-00746, 1520 Edgewood Road - Palomar Oaks Subdivision

 

Recommendation

Adopt a resolution:

 
 

A.

Approving the Final Map for Subdivision PLN 2000-00746 (Final Map); and

 
 

B.

Accepting the offer of dedication of Public Utility Easements as shown on said Final Map; and

 
 

C.

Directing the Clerk of the Board to execute the appropriate certificate on the Final Map for PLN 2000-00746 and file the map for record.

Your Board accepting the offer of dedication will allow the subdivision map to be recorded and is in conformance with the County’s subdivision ordinance.

 

Background

 

Previous Board Action

Adopted Resolution No. 067629 authorizing the execution of agreements with the owner of the above referenced subdivision for construction of on-site and off-site improvements associated with the subdivision.

 

History

The County subdivision regulations requires the owners of property proposed to be subdivided, to provide public works improvements as a condition of subdivision approval, and to dedicate public easements when necessary.

 

Discussion

The owner has executed the necessary agreements for construction of the subdivision improvements required as conditions of approval.

 

The subdivision map has been reviewed and checked and we are recommending that it be approved.

 

A resolution has been approved as to form by County Counsel.

 

Fiscal Impact

The County has no financial obligation as a result of accepting the easements for public use.

 

The General Fund will receive additional revenue from property taxes levied on the property as homes are developed and property values increase.
