On March 7, 2006, the Board of Supervisors considered an appeal of the Planning Commission’s decision to approve a Design Review Permit to construct a 399 sq. ft. addition to an existing 1,965 sq. ft. single-family dwelling located on 930 Ventura Street in the unincorporated El Granada area of San Mateo County. The Board of Supervisors, based on a request by the applicant’s representative, continued the project to March 28 and ultimately to the April 4, 2006 hearing. The purpose of the continuance was to allow the applicant to propose an alternative design for the top floor of the addition.

 

The applicant submitted revised elevations on March 27, 2006. Staff has reviewed the alternative design.

 

The new elevations are consistent with the previous Design Review Committee and Planning Commission’s approval. In particular, the street elevation has been modified such that the top floor is placed underneath the roofline with a small dormer projecting out for natural lighting. The total height remains the same as the initial proposal, which is 26.9 feet.

 

Although there is no change proposed to the floor plan as part of the alternative design, the revision will add 178 sq. ft. of floor area (over 6 feet and 6 inches of interior height) due to the increased roof slope. This will create a total of 2,542 sq. ft. of floor area or a 42.3 percent floor area ratio (FAR) where 53 percent is allowed.
