Acceptance of an Agreement for the Construction of On-Site Improvements Associated with the “Lands of Yoho” Subdivision, Redwood City Area

 

Recommendation

Adopt a Resolution authorizing the President of the Board to execute secured agreements with Thomas J. Yoho and Bertha M. Yoho for the construction of private improvements at 1512 Edgewood Road, Redwood City (APN#051-040-110).

The subdivision conforms to the requirements of the San Mateo County Subdivision Regulations.

 

Background

On November 2, 2006, the Zoning Hearing Officer approved the proposed 2-lot subdivision with certain conditions.

 

Section 7033 of the Subdivision Regulations provides that subdividers will be required to enter into a written agreement with the County prior to beginning improvement construction or prior to recording the parcel map, whichever occurs first. Execution of the secured agreement will enable the subdivider to record the parcel map prior to constructing improvements.

 

Discussion

The Parcel Map has been checked and is in conformance with applicable State statutes.

 

The Agreement provides that Thomas J. Yoho and Bertha M. Yoho, the subdividers, will construct the necessary private improvements at 1512 Edgewood Road, Redwood City to serve the proposed subdivision.

 

The agreement for the off-site roadway improvements shall be secured by a Faithful Performance Security in the amount of $42,000 to guarantee the performance of the work, and by a Payment Security in the amount of $21,000 to secure payments for labor and materials.

 

The securities will be released upon satisfactory completion of the improvements and the posting of a warranty security in the amount of fifty percent (50%) of the cost of construction to guarantee the work for one year.

 

The subdivider will be required to cover the costs of regular and final inspections provided by the Department of Public Works. A deposit in the amount of $500 will be paid by the subdivider before construction of private improvements and will be supplemented if necessary.

 

Fiscal Impact

The County has no financial obligation as a result of this agreement.

 

A Resolution and Agreement have been approved as to form by County Counsel, and the Agreement has been executed by the subdivider.
