Maintenance Plan for the Housing Authority’s Public Housing Program

 

RECOMMENDATION:

Adopt a Resolution approving a Maintenance Plan for the Housing Authority’s Public Housing Program.

BACKGROUND:

The Housing Authority is responsible for the provision of decent, safe, and sanitary housing in good repair. HUD recommends Housing Authorities develop Maintenance Plans to guide maintenance departments in their day-to-day operations of public housing. The Maintenance Plan will enable the Housing Authority’s maintenance staff to maintain a decent, safe and sanitary housing stock and to respond to the needs of low income families by providing an organized method of actions to follow.

 

DISCUSSION:

In April 2007, the Housing Authority received a Consolidated Review audit from HUD. The auditors issued a finding that stated the Housing Authority’s Maintenance Plan is outdated and does not address all necessary requirements. The plan has been updated with the assistance of The Nelrod Company, a highly regarded public housing consultant. Staff training on the revised plan requirements is a high priority of the Housing Authority. The Board’s approval of the Maintenance Plan will enable the Housing Authority to implement the necessary requirements and close the audit finding.

County Counsel has reviewed and approved the Resolution as to form.

There is no Net County Cost associated with this action.
