SUBJECT:

Ground Lease agreement with Kiewit Pacific Co. for a portion of Unimproved Land at the Half Moon Bay Airport. (Lease No. 5325)

 

RECOMMENDATION:

Adopt a resolution:

    1. Authorizing execution of a Lease Agreement with Kiewit Pacific Co. of 18,000 square feet of Unimproved Land at the Half Moon Bay Airport, at an initial rate of $4,500.00 per month, for a term from May 1, 2008 to December 15, 2008, with one option to extend for an additional four months on a month-to-month basis, and

    2. Authorizing the County Manager or his designee to execute notices, options and documents associated with the Lease including, but not limited to, extension or termination of the agreement under the terms set forth therein.

The Lease Agreement contributes to this commitment as it provides a location for staging portions of the Devil’s Slide Tunnel Project, which is essential to the Coastside communities.

 

BACKGROUND:

Kiewit Pacific Co. is currently constructing the new tunnel and bridge on the Devil’s Slide portion of Highway 1 on the Coast. Kiewit is seeking a location to store and assemble metal forms that will be used in the construction of the tunnel, and has identified the Half Moon Bay Airport as an ideal location.

 

DISCUSSION:

Real Property Services has negotiated a ground lease agreement from May 1, 2008 to December 15, 2008 at an initial monthly rent of $4,500.00, with one option to extend the term for an additional four months on a month-to-month basis, otherwise on the same terms and conditions. In the event an aviation or county use requires the space occupied by Kiewit, the lease provides the County Manager or designee authority to relocate Kiewit at its cost, or terminate the agreement.

 

County Counsel has reviewed and approved the Amendment as to form. The Director of Public Works and Airport Manager concur with this recommendation.

 

FISCAL IMPACT:

The estimated revenue of $51,750 will be deposited into the Airport Enterprise Fund.
